MAR recently held meetings with Senator Daines, Senator Tester, and Congressman Rosendale to request their support of the REALTOR® position on federal issues of importance to the real estate industry. The discussions were productive, and we thank our Federal Political Coordinator members Mike Basile (Daines), Trina White (Tester), and Dan Wagner (Rosendale) for their leadership.
A few of the issues we discussed:
- -1031 like-kind exchanges: With -1031’s on the chopping block in Congress, we need all three of our federal delegates to help preserve this valuable tax policy. Senator Tester’s support of our position is particularly needed as it will take a bipartisan effort to successfully protect -1031. We encourage our members to go here to provide stories about the good things -1031 exchanges have done for small business/ag, affordable housing, and community redevelopment in Montana.
- Housing affordability: There are two pieces of federal legislation to help address the housing shortage. The Housing Supply and Affordability Act incentivizes local governments to fix their planning and land use regulations to better accommodate housing development. The second is the Neighborhood Homes Investment Act that would offer tax credits to attract private investment to build owner-occupied housing.
- Fair housing: The Housing Fairness Act increases HUD funding for fair housing testing and enforcement, an important step towards keeping the housing market as free of discrimination as possible.
- Metropolitan Statistical Areas: A proposal from the Biden administration will cause some of Montana’s urban communities to either lose their current MSA designation or potentially lose the ability to get it in the future. This would hurt infrastructure funding and affordable housing in these communities. We thank Senator Tester and Senator Daines for their strong opposition.
